Through our experience on many projects, especially for homes we have designed for individuals and families, we have experienced many times the wisdom and benefit of establishing an owners representation mentality and relationship.
The criticism architects and other professionals often recieve is that roles and responsibilities of the entire team including the owner are not always clearly established including compensation, what services cost, and expectations. This is a key component to any succesful project and should be determined at the start up of any project. By establishing an owner representative you are ensured to have a professional who is intimately familiar with your project from day one, acting on your behalf until that time when representation is no longer necessary. This is very effective to make sure that the entire project team is adhering to goals set forth in the project schedule, construction documents are being followed, and issues arising during every phase of the project, including construction, are being dealt with in a timely, appropriate manner.
An owner representation relationship also ensures that expectations are set for all members of the team and the owner. In addition appropriate compensation is agreed upon up front so that all parties feel as though their time is valued and items requiring attention are not left un-solved.
